Langley releases updated Brookswood Engineering Services Plan

The update to the Engineering Services Plan (ESP) for Brookswood- Fernridge was released this month and while it provides a road map, there are still a number of conditions that need to be satisfied before development can proceed at scale in the area.


The main issues causing delays for development in this neighbourhood stem from fractured land ownership and lack of consolidation. While substantial players have taken a position in the neighbourhood, development economics have not gotten to the point where it makes sense for one of these groups to front the cost building stormwater detention ponds, new collector and arterial roads, new sanitary services and upgrading existing infrastructure. The updated ESP is also silent on the school and park requirements for Brookswood, further muddying the waters on whether those requirements will need to be satisfied prior to development proceeding.


While the adoption of a revised neighbourhood plan brought optimism that development will proceed sooner in Brookswood, it seems as though property owners will need to wait some time before they can begin any long planned projects in the area.
